I have bad credit but great income. Is there any chance of getting a good apartment?

I have recently gotten a great job with a high income. However my credit is not good and I am in the process of fixing it. How difficult will it be to get a decent apartment? It’s a way from home and I have no one I can stay with otherwise.
Will a co-signer help at all?

  1. most apartments will factor your credit score in. I also have bad credit but could show my last 4 paychecks, that all show my current income. Have those on hand and it will help show your chances, however, credit score shows your ability to make payments. have copies of bills that you ahve paid ontime, hopefully you get it!

  2. I would guess that you will do better with private landlords. I’m a landlord. Every person i ever met with bad credit told me that they are in the process of fixing it. But it never seems to get fixed. So you better tell me why this time will be different. If you can convince me, you can rent the house. Don’t tell me about the great job, tho. People with bad credit just go thru more money when the income rises. They don’t save more. Convince your landlord and you’ll be moving in shortly. /

  3. Pick a few apartments that you like and explain your situation before they perform credit check. Usually it is income based anyway. I know of some one with pretty good credit but income was low and was denied due to that.
    Some will approve if you pay first and last month in advance. The last month is usually returned to you or applied for last month rent.
    Co-signer is always helpful.

  4. You can be denied rentals on the credit alone.

    Offering a larger security deposit and/or co-signer or guarantor may help.

    No landlord is legally required to accept any of the above, they may deny you without offering any options.
